Ware Estates I constructed 16 new townhouses on Ralph David
Abernathy Boulevard in Mechanicsville. Completed in September,
1999, this complex provided homes for 16 first-time homebuyers.

Ware Estates I |
Three floor plans were constructed with two or three bedrooms
ranging from 1500 to 1800 square feet. All units have two-and-a-half
bathrooms although an additional half bath could be added as
an upgrade. Each townhouse comes with a security system, all
kitchen appliances, energy-efficient features, garage with
opener and private driveway. Upgrades include gas fireplaces,
finished bonus rooms, ceiling fans, hardwood floors, garden
and Jacuzzi tubs and upgrade kitchen packages.
Ware Estates
I was financed by Sun Trust Bank, Capitol City Bank and City
of Atlanta. Eligible buyers received affordability subsidies
from the Atlanta Empowerment Zone and down payment assistance
from the Atlanta Development Authority. Most buyers received
a below-market rate mortgage from the Atlanta Development Authority. Being
located in a Housing Enterprise Zone, buyers received a real
estate tax abatement through 2008. Ware Estates I was constructed
in partnership with the Urban Residential Development Corporation.

Ware Estates II |
The second phase of Ware Estates began construction in October
of 1999 and consisted of 32 townhouses on Glenn Street. Phase
II was completed in September, 2000
Four floor plans were constructed, with two and three bedrooms,
ranging from 1400 to 2000 square feet. Units have garage with
opener, energy-efficient features, security system, kitchen
appliances, professional landscaping and privacy fencing. Upgrades
included hardwood floors, gas fireplaces, Jacuzzi tubs and
upgraded kitchen packages.

Construction on Phase III began in January 2001 and was completed
in November 2001. This phase consisted of 21 units located
on Windsor, Crumley, and Cooper Street. This completed the
Ware Estates Townhouse Development.
Garibaldi Street Project Phase I and II

The Garibaldi Street Project Phase I and II involved the development
of six homes. Each
home had 3 bedrooms 2 ½ bathrooms. In addition each home offered
a front porch and a rear deck. Five of the six homes have two-car basement
garages. The homes range in size from 1360-1698 square feet. The
prices range from $192,000 to $260,000. Financing was
provided by Capitol City Bank. |
